Descriptions of Mold Inspections
Mold has a long history but
the methods of detecting and treating it has changed over the past few
millennia.

Mold Screen Inspection (helps determine if a problem
exists)

- Entire property or special concern areas of property (client defined)
- Visual Inspection of readily accessible areas in the entire property or
area of special concern
- Collection of a minimum of 3 samples
- If the visual inspection identifies "red flags" in a multiple
areas, the Client will be advised and offered the opportunity to have
samples collected in any and all identified areas
- Collection of additional samples in all "red flag" areas (at
option of client)
- Analysis of samples
- Laboratory Report detailing the presence and type(s) of mold, if any,
found in the samples
- Laboratory Summary Report possibly identifying if any "unusual"
mold conditions exist in the sampled locations only, at the time they were
collected.
Does Not Provide:
- A guarantee that mold does or does not exist in the subject property
- Remediation specifications of identified mold affected areas. The advice
of an Indoor Air Quality (IAQ) Specialist or other appropriate professional
should be sought for further directions on how to address any mold problems
discovered.

Limited Sampling Inspection (helps determine if a
problem exists)

- Visual inspection of defined area
- Collection of one or more samples in defined area only (usually predicated
by visible mold, odors and or evidence of water penetration)
- Analysis of samples
- Laboratory Report detailing the presence and type(s) of mold, if any,
found in the samples
- Laboratory Summary Report identifying if any "unusual" mold
conditions exist in the sampled locations only, at the time they were
collected
Does Not Provide:
- A guarantee that mold does or does not exist in the subject property
- Remediation specifications of identified mold affected areas. The advice

failure of remediation/cleaning)

- Includes visual inspection for mold or settled dust and or debris
- Collection of a minimum of 2 air samples in each contained area
- Collection of 1 outdoor air reference sample

- Laboratory Report detailing the presence and type(s) of mold, if any,
found in the samples
- A written report stating whether the remediation efforts pass or fail
clearance
Does Not Provide:
- Any professional opinion concerning conditions and/or areas that were not
sampled at the time of the Mold Clearance Test
- A guarantee that the subject property is "Mold Free" or that
conditions may not change in the future
